Rezoning

Working with the proponent, city crafters consulting provided a submission on to rezone land from industrial to residential.

This site was difficult in its position in the transition area between competing uses, and we had to ensure the proposed rezoning would not negatively impact existing industrial businesses, while protecting nearby residential amenity.

Council Meeting Representation

city crafters consulting represented an industrial developer at the Council Planning Committee Meeting to argue for the approval of the application, against neighbouring opposition.

city crafters consulting was successful in arguing that the objectors’ concerns could easily be overcome by minor conditioning of any planning permit issued by the Council.

 

VCAT Representation

city crafters consulting represented a group of concerned citizens at VCAT in their opposition to a residential building, to be used for women’s housing.

Main concerns of objectors related to building form and massing, inconsistency with neighbourhood character, overlooking, overshadowing and car parking.

Dual occupancy development

city crafters consulting has managed the redevelopment of an existing residential parcel for the dual occupancy development. The design called for the consideration of the amenity concerns of neighbours, while maximising the design outcome.

Three dwelling development

Managing the redevelopment of an existing residential parcel for the a 3 unit development, city crafters consulting worked closely with the design team to address Council’s concerns. All three dwellings were double storey, which required careful consideration of the design to ensure overlooking and overshadowing concerns were minimised.

Removal of Restrictive Covenant

Working with Council Town Planning Group has been successful in the removal of a restrictive covenant, which limited the development potential of a commercial site to one dwelling and placed restrictions on other uses.

 

26 dwelling development

Working with the developer and the design team,city crafters consulting has managed the redevelopment of a mixed use parcel for a 26 dwelling development.

The site response needed to consider its position between low density housing and an activity centres, while abutting a train line and main road.

12 dwelling development

Working with Council and design team, city crafters consulting has managed the redevelopment of an existing residential parcel for a 12 unit development. The design called for the consideration of the amenity concerns of neighbours, while maximising the design outcome.
